In many cases, insurance companies will require these inspections for older homes to assess the risk of insuring them before renewing them for a homeowner’s insurance policy.
When we conduct a 4-point inspection, here is what we look at:
- Roof: We look at the age, condition, and type of roofing material, in addition to checking for evidence of damage, leaks, or repairs. We will also estimate the remaining lifespan of the roof.
- Electrical system: We determine the type of wiring used, the panel brand and condition, and look for any signs of outdated or hazardous components.
- Plumbing system: We will look at the type of pipes in the home, the condition and age of the plumbing, and evidence of leaks or water damage.
- HVAC: We will look at the age and functionality of the heating and cooling systems, as well as signs of damage, including leaks or improper installation.
Once we complete your 4-point inspection, your insurance company will use the information to evaluate how well these critical systems have been maintained. If any systems are outdated, faulty, or unsafe, your insurer may deny coverage or require repairs before issuing a policy.
